The Woodstock Music & Art Fair-informally, the Woodstock Festival or simply Woodstock-was a music festival attracting an audience of over 400,000 people, scheduled over three days on a dairy farm in New York from August 15 to 17, 1969, but ultimately ran four days long, ending August 18, 1969.
Billed as “An Aquarian Exposition: 3 Days of Peace & Music”, it was held at Max Yasgur‘s 600-acre (240 ha; 0.94 sq mi) dairy farm in the Catskills near the hamlet of White Lake in the town of Bethel, NY.
During the sometimes rainy weekend, 32 acts performed outdoors before an audience of more than 400,000 people. It is widely regarded as a pivotal moment in popular music history, as well as the definitive nexus for the larger counterculture generation.

In this Week’s Digest, you’re going to continue to see a solid representation of Single Tenant Net Lease properties being offered throughout the US.
In addition to a handful of 20 year lease properties, you’ll note a handful of much shorter term drugstores  demonstrating the Risk/Reward of shorter term leases. The obvious “Risk” is what happens if the tenant doesn’t renew to be offset by a higher Cap Rate (“Reward”).
I’m also including a discussion of Joint Venture Development Opportunities. On the surface this sounds “scary”, but once you fully understand the concept, it becomes more of a mathematical equation. (not to say that Math can’t be scary!).
This Week’s Digest is a snapshot of a variety of Triple Net Leases Single Tenant properties that have been sent to me by a variety of commercial real estate brokers from all over the US. What I’ve selected & am showing here is designed to give you a “flavor” as to where Cap Rates are on a variety of NNN properties with different credit strength of the tenants, different lease maturities and different locations.
